BASIC USES AND RESPONSIBILITIES
- Condominium units will be used only as a single family residence. Maximum four (4) people ONLY per unit.
- No part of a unit can be rented.
- No trade, business, profession or other commercial activity can be conducted within the unit.
- A unit may not be divided or sub-divided for the purpose of sale or rent.
- No occupant may use a unit for activities that violate any law, ordinance or regulation of any government agency having jurisdiction over it.
- No resident may allow anything in his or her unit to be made or maintained that would increase the insurance premium in the building, common areas, or any part of the condominium; or that obstructs or interferes with residents.
- No occupant may sing, speak, play a musical instrument, and operate sound equipment, in a manner that disturbs or annoys other residents.
- A resident may not make repairs to a plumbing or electrical system within a unit other than licensed plumbers or electricians. Repairs to the interiors of the units are the financial responsibility of the owner.
- The interior of a unit may not be altered in any way that could affect the structure of the building, its electrical, mechanical, plumbing, air conditioning or any common or limited area, without prior consent of the Association.
- Residents shall permit Directors, agents and employees of the Association to enter the units for the purpose of inspecting, repairing or making better within the unit or common elements also in case of an emergency that threatens the property or to determine compliance with the stipulations or Rules and Regulations. Except in case of emergency, the units will not be entered without the prior consent of the resident or owner.
- Residents who wish to change the floor of their unit with ceramic tiles should request permission from the board and if they live on the second floor it is mandatory that they put the sound insulation before putting the floor or it will not be approved.
- The horn is not allowed to be used at any time of day or night. Please advise your visitors.
- Moving-IN or Moving-OUT of the condominium vicinity is allowed on Sundays and Saturdays until 6:00 PM.
- For residents living on low, only Tuesdays and Saturdays are allowed to water their plants.
- It is not allowed to do mechanics or wash your car in the parking lot. It is not allowed to ride a bicycle or play in the parking lot.
- It is not allowed to use the electrical outlets located on the outside of any of the buildings.
- The laundry rooms must be used at the following times: Monday through Friday from 8:00 AM to 10:00 PM. Your last wash should be done at 9:00 PM to finish at 10:00 PM. Saturday and Sunday from 10:00 AM to 8:00 PM. Your last wash should be done at 7:00 PM. To finish at 8:00 PM.
- Residents shall maintain the unit and all interior surfaces or their surroundings, including walls, ceilings, and floors, whether or not they are part of the unit or common elements in a clean, sanitary, orderly, and undamaged manner, as well as how to maintain and repair the corresponding accessories and be responsible for the services that are directly connected to the unit.
- Residents must comply with the regulations pertaining to children that are established by the Association.
- No resident or unit owner shall direct, supervise or in any way attempt to control the employees of the condominium.
